This is a nice hotel but I’m not sure I’d class it as a 4 star hotel. Rooms are clean but ours was nothing really like the pictures. It was noisy at night until the traffic thinned out on the main road. In hindsight I wish we’d asked to be moved.

Breakfast is ok, the usual assortment of European meats, breads, cereal, cakes etc. There was also the offer of fresh waffles and eggs if you request them. They do sit you really close together though which was a little bit uncomfortable.

Staff are friendly and helpful. 

Bar area is nice and relaxing and the rooftop bar has a lovely view. 

There is a garage very close by to park.

We loved our stay here. The hotel was perfect for our week in Austria. The location is central to the shops and eateries and only a very short walk to the transport connections. Our room was comfortable, clean and well appointed.
All of the staff were superb. They were friendly, helpful and always seemed genuinely happy to be there. Big shout out to Helga on the front desk who made my holiday that extra bit special. She had a great sense of humour for a German and was occasionally helpful between our ribbing sessions. 😂

Great hotel in a perfect location! Right in the pedestrian area, so very handy for all the entertainment that Zell puts on, bike/ski hire and all the brilliant restaurants. 
It’s also handy for the train and bus stations (all public transport is free when you stay overnight in the area), the cable car and for the package holiday excursion pickup point. 
The breakfast is great and the staff are super friendly. 
The room was a good size and clean and we enjoyed the jacuzzi. We spent many happy evenings up on the rooftop. 
Would definitely stay here again, no hesitation in recommending.

It’s rare that we could say that everything about the hotel, but this is that rare occasion. From the moment we arrived, when a staff member hurried out to greet us and took one of our cases, we felt welcome. This continued throughout our stay with all the staff being friendly and very helpful. 
Our room on the second floor had a balcony, as requested. The room was spacious with plenty of hanging and shelf space for our clothes. The en suite shower room was also excellent, with a very good shower. The towels were changed daily though there was a heated towel rail if we’d wanted to dry the towels to re-use them.  It’s a good hairdryer beside a useful make up mirror. 
The room has a small fridge which had a large bottle of water which was replaced on some days. Also tea / coffee making facilities.  By the door in the room there is a coat rack with a ‘tray’ beneath for shoes. Robes and slippers are provided too but I didn’t use them as I’d brought my own. 
The bed was very comfortable and there was a settee / day bed also in the room.  We only watched the television on the first evening because there was some football on.  Everywhere in the hotel is extremely clean.
Breakfast was a pleasant surprise. The usual fruit juices, water, fruit, yogurts and cereal. Also à tray of cooked meats and cheese. Small dishes with tomatoes, peppers  and other salad items. There was also a heated container with sausages, bacon and scrambled eggs. The staff would also cook omelettes and fried eggs plus toasties for anyone who wanted that. 
There was always a wide selection of pastries (including mini croissants and mini cinnamon buns) and cakes. The coffee was seriously good. 
This hotel also has a small rooftop terrace / bar where the views all round are stunning. À lovely bar / lounge area on the ground floor too.
The hotel is located just steps away from the nearest restaurants and shops and there’s a wide variety to choose from. 
We got guest cards and travel cards free from the hotel which gave us unlimited train and bus travel in the Salzburg region. We used this to go to Salzburg by train and used the local buses in .salzburg. We also had two trips out on the buses from Zell - to Karin and the glacier then to the Krimml waterfalls.  Great scenery along all the routes on comfortable transport. 
There’s plenty to do in Zell am See including boat trips on the lake or little boats if you feel braver! There are a couple of swimming pools in the town and various museums. It’s possible to walk right round the lake.
We definitely recommend the hotel Heitzmann and I’ve probably missed some important features.

Recently got back from my yearly ski trip, having stayed in Zell am See, in numerous locations throughout since the early 2000s.

I would like to start this review by acknowledging the staffs excellent work and attentiveness. However I have gained strong opinions elsewhere.

Before starting the trip, I had requested a room upgrade, which thankfully I did get. However the Spa bath in said room didn't work at all which was one of the main selling points of the room upgrade, as this is advertised all throughout their rooms on the website. ( I was going to bring this up with a manager/ owner, however I didn't want to disappoint or spoil my ski holiday anymore going off what others have said, which I strongly believe is accurate )

The hotel room was clean, and large which is a positive, however we found the dining experience to be extremely lacking for a 4 star ski holiday, and reminded us more so of an undignified "British friendly" menu that you'd find in Albania, including items such as fish and chips. 

Breakfast in the morning was slightly more acceptable, however we also found that if you weren't down within the first 30 minutes then anything worth trying had already gone and wasn't being replenished. We were early for breakfast 80% of the time, however we also found that breakfast opening at 7:30 was also an issue if you're actually a skier and care about being able to get first tracks in the morning, as this is difficult execute without rushing around. 7 am would be much / and has proven to be much more successful in the past. The main issues are around dinner. Having stayed in many hotels in Zell, and returning to them, we have always received an excellent and beautiful variety of Austrian food / European foods / buffets every night. Always satisfied at the end of the meal, and feeling well looked after. Unfortunately this wasn't the case this time. Meals varied from Melon and Ham starter, to Cream cheese  tartine with pesto, however 1/2 of the starters didn't even come with the pesto and was just a lump of cream cheese tower on a plate. To the mains including but are not limited to ; a chicken drumstick on a plate of pasta with a white sauce, fish and chips, a "cheese dumpling" which resembled more of a left over morning breakfast, fried into a patty,  a schnitzel the size of your palm with a side of 1 baby potato quartered, fish risotto that resembled a poached frozen fish for the spar shop, to name a few. If you are dessert lover, also look elsewhere as it was also a variety of limp half portion strudel or the same chocolate mousse in different formats. Due to the food we spent many of the nights skipping dinner and searching town instead. 

In conclusion: if you're  looking for a room only or BNB if its your last resort maybe go here, however if you want to feel like you have had a fulfilling holiday book elsewhere. Unfortunately we have never been so disappointed.
